Our corporate office is located in Kissimmee, Florida, in the heart of Disney World. However, we reach nearly all of Central Florida. Our plan is to continue expanding in a way that enables us to move our bar higher and higher when it comes to customer service.

Welcome to the Global Group of Companies, located in Orlando, Florida and servicing the Central Florida area for over 20 years. Prompt and polite customer service - Our friendly and courteous representatives handle tenant and property issues efficiently and in a professional manner. Our residential property managers are licensed real estate agents with professional designations and have a great deal of experience and knowledge in managing single family and multi-family homes. We have team members available to handle hundreds of tenant inquiries each month and our property managers are trained in the art of showing properties and pre-qualifying prospective renters. Our office operates during normal business hours 7 days a week plus our maintenance staff is always available or on-call for after hour emergencies.

Full property management services - In order to lease our homes just as quickly as possible, our marketing services include aggressive advertising, MLS listing, quality photographs, and attractive for-rent signs when possible. To ensure we qualify our tenants properly, we'll perform a credit check and eviction check along with an employment and residency verification. After, we find the right tenant, we'll perform a full lease preparation along with documented move-in inspection and will perform rent collection and deposits, managing tenant relations, recurring inspections, maintenance repairs and legal co-ordination, if necessary.

Tenant Screening

Ensuring we get the best qualified tenant in the quickest amount of time. For the past 20 years, our goal at Global is to take exceptional care of the properties we manage. Our goal is to lease your home to a qualified tenant just as quickly as possible. This will vary depending on local market conditions along with the condition and availability of the property. If your home is currently rented, we can begin showing your rental home when the current residents give us their 30-day notice of their intent to move out. We answer hundreds of prospective tenant calls and e-mail inquiries every month. Our comprehensive application process checks:

  • National credits report on each and every adult applicant.
  • An eviction search for the state where the tenant resides.
  • Verification of former landlord references.
  • Verification of the applicant's employment and/or income.
  • Nationwide criminal background check on all adult applicants, including terrorist and sex offender lists.

It is beneficial and cost-effective for us to find the highest qualified tenant in the least amount of time; therefore we aggressively market our properties. Currently, the majority of tenants are looking online. We own a website that can bring in hundreds of inquiries every month, plus we syndicate with top rental portals including MLS, Realtor.com, Craigslist and more.

When possible, we post signs on every property. This also generates an abundance of leads daily. We take several wide-angle photos of the inside and outside of your property and create a detailed description of the home and the area. Since we have been in the business for many years, we have relationships with other agents in the central Florida community, plus we belong to a national Realtor referral program.

Walk Thru - Tenant Move-in

  • Tenant Move-in - Ensuring our valuable tenants have a good working unit and agrees to the conditions of the property at inception of the lease.
  • Tenant Move-out - Working with the tenants to ensure the unit is left in the same conditions (except for normal wear and tear) so that the unit is available and ready for the next tenant.

One of the most important process for ensuring a positive rental experience is to agree on the condition of the unit at lease inception and at the end of the lease terms.

Tenant has 5 days from lease start date to complete a written walk-thru evaluation of the premises. Tenant is encouraged to run all appliances, check all windows and blinds, etc. and note, with a picture, any faulty items that may need to be addressed by owner. Signed walk-thru forms, accompanied with photos, must be delivered to Global Real Estate, Inc. by the 6th day - NO EXEMPTIONS. Owner will not be held responsible for any items found after the walk-thru form has been turned in to Global. Between the 10th & 11th month of the lease, we discuss with the tenants and the owners their intent to renew their lease for another year. If tenants are not renewing, we prepare our advertising in order to get the home re-rented quickly and start showing the property the last 30-days of the lease.

When the tenant moves out of the property, we complete a detailed move-out inspection similar to the move-in inspection. The move out inspection is done to make sure that the rental home is returned to Global in the same condition as when the tenant moved in except for minor wear and tear. If damage is found, Global will impose a claim on the Tenant's security deposit as required by the Florida landlord tenant statute (F.S. 83). If no damage is found, Global promptly returns the security deposit to the former residents.

Collections Polices

Ensuring that all payments are received from the tenants on time and subsequently paid to the homeowner.

Rent is due on the 1st day of each month and must make payments per the term of the lease before occupying premises. Tenant shall not be entitled to move in or to keys to the Premises until all money due has been paid. Any funds designated to be paid after occupancy, as per the lease agreement, shall be paid accordingly. Rental Collection procedures: All Tenants rent is due on the 1st day of each month. If no rent has been received by the 5th day, a reminder is sent by mail. If rent is not paid by the end of the 5th day of the month, the rent is considered late. On the 10th day, a Three Day Notice to Pay or Vacate is delivered to the Tenant. If payment is not received by the end of the Three Day Notice period, with Owner approval, GRES will start an eviction process no later than the 15th of each month

While an eviction is rare, as we carefully screen all prospective tenants, sometimes-financial hardships do arise which require prompt attention. Some evictions are settled with the resident paying all costs and remaining in the property; however, should it be necessary to proceed further we assist you free of charge for our services during the eviction. You would be responsible for the court cost and legal fees.

We cannot provide a guarantee as to whether or not a tenant will default. However, we work hard to find you a qualified tenant that will pay their rent timely and will treat the property with respect.

Maintenance

Working with our homeowners to keep their valuable asset in tip-top shape while keeping them in the decision process and minimized financial surprises.

With over 800 units under management, Global has built an infrastructure based around Maintenance. We have a team of experienced technicians that enable us to keep our units in tip-top shape, being able to respond to any situation 24/7.

Accounting

Having a team of professionals to ensure transparent reporting policies and procedures.

You will receive a monthly statement showing all receipts and expenses for the period sent no later than the 15th of the month. This statement is computer generated every month. If you want your check deposited for you, we will mail the check to your bank or deposit at a local branch if applicable, within 2-3 days of the statement processing date. Note that the current statement covers all activity up through the statement date. If the tenant does not pay rent by the 10th, but pays it later, you will receive a statement when the rent is paid and funds clear GRES' account. If no rent is paid for that month, you will not receive a statement until the 15th of the following month.
